Gentian acquires prime retail investment in Southampton
We are delighted to have completed the acquisition of 51-55 Above Bar Street in Southampton, a prime retail investment let to HSBC Bank Plc and Greggs Plc. The site comprises two retail units totalling 13,811sqft (1,283sqm) arranged over the basement to second floors and is located on the prime pedestrianised section of Above Bar Street adjacent to West Quay Shopping Centre. We were advised by Omega RE.

Gentian makes improvements to its Winchester portfolio
Winchester-based Gentian has been making improvements to its Winchester High Street portfolio. Recent work has included spending £42,000 on external works to Mountain Warehouse. The Fat Face building has also been fully refurbished, at a cost of £225,000. Gentian has also agreed to remove a 2024 tenant break in Fat Face's lease which secures the lifestyle brand's High Street occupation for 5 more years.

We are pleased to have completed a 10-year reversionary lease with Wilkin & Sons Limited to commence in April 2023, when their current lease expires. Wilkin & Sons has been in occupation at 70 High Street since assigning the lease from Costa Coffee in 2019 and they have been a popular addition to Southwold. We are pleased to announce the sale of one of our retail assets, 3 Castle Street in Farnham. Gentian purchased the building in 2015 before undertaking a full refurbishment to provide a ground floor retail unit and two high-end residential units at the rear and first floor level. The retail unit was let to Gail's Ltd for a term of 15 years and the residential parts were sold on a long-leasehold basis for 125 years.

SSP trading as M&S Simply Food commit to a further 10 years at Broomfield Hospital, Chelmsford
We are pleased to have completed a 10-year reversionary lease with SSP to commence in February 2023, when their current lease expires. SSP has been in occupation since 2011 when the main entrance concourse was completed and we look forward to working with them for another 10 years. As part of the deal, SSP has committed to undertaking a refurbishment of the store later this year to incorporate the new M&S branding and updated product range.

Gentian Developments purchased 28 High Street for £1.8m from a Jersey based company. This 3,250 sq ft building is part of Gentian's ongoing investment into Winchester's retail offering.
