We’ve helped more than 25 NHS Trust Partnerships across England and Wales create more clinical space, better flow, and better facilities.

What we do

Our primary focus is to improve operational efficiency for the benefit of the people interacting with the environments we build, and help staff and the general public, prosper at work and in their day-to-day lives.

Design

We design facilities which sit comfortably within existing buildings.

Build

We build new facilities on time and on cost, with minimal inconvenience to the smooth running of the hospital. We also refurbish existing buildings to incorporate retail outlets.

Finance

Our model is proven through our 20 years of successful operation. We have a library of precedent documents and a long-term relationship with our funders.

Operate

We maintain and repair our facilities and serve as the principal contact for the trust.

Manage

We recognise potential for development, resolve procurement issues and make recommendations on layout and tenant mix.

Advise

We advise Trusts and their PFI partners via a fee based consultancy service. We help Trusts find the right tenant, achieve the best rental income and secure suitable lease terms. We also advise on location and space requirements based on the existing hospital estate.

Gentian first acquired a retail interest at the Gloucestershire Royal Hospital in 2005 when the new PFI-funded hospital opened. A second interest was secured in 2009 with the underlease of the retail elements in the Tower block main entrance.

Gentian were involved in the new PFI hospital at Broomfield as the original developers of the car park upon which the new hospital was built. Gentian restructured their existing car park lease and purchased a 30 year head lease for the retail and café areas in a new main entrance.

Sustainability and the NHS

We work closely with the NHS throughout the internal design stage of our buildings to create an environment that enhances the experience for healthcare workers, patients and visitors when visiting or working in the hospital. This is in order to help it become the world’s first net-zero national health service by meeting its two mains goals:

NHS Carbon Footprint

For the emissions it controls directly (the NHS Carbon Footprint), it will reach net zero by 2040, with an ambition to reach an 80% reduction by 2028 to 2032

NHS Carbon Footprint Plus

For the emissions it can influence (the NHS Carbon Footprint Plus), it will reach net zero by 2045, with an ambition to reach an 80% reduction by 2036 to 2039

How we help

Particular focus is given to maximising natural light, using aesthetically stimulating materials to increase circulation space and provide relaxing dwell areas, amongst other criteria. We also provide free energy assessments to NHS Trusts and advise on how to deal with any issues highlighted.

We partner with the NHS and green technology companies to produce and implement sustainable initiatives, such as waste-to-energy facilities, reverse vending machines which incentivise the recycling of plastic bottles and aluminium cans, and energy collection and battery storage.

These can be incorporated within existing buildings and in new construction projects.
